Independent property managers are stuck between spreadsheets and big platforms that take a cut of every rent payment. Unfold is our own product, built around the daily work of managers, tenants, owners and vendors.

The problem

Too big for spreadsheets. Too small to shrug off a cut of every rent payment.

A manager looking after roughly 10 to 200 units either keeps going with spreadsheets, bank statements and email threads, or moves to a large platform and gives up a share of every rent payment. The first costs time. The second costs money every month, and the bill grows with the portfolio.

Four portals

Managers, tenants, owners and vendors each sign in to their own portal and see only their part of the picture. Emails go out from branded templates, and a manager's brand color applies across the workspace.

Payments and payouts

Rent payments and payouts run on Stripe Connect, with owners and vendors each paid through the platform. Plans are tiered so the fee on each transaction falls as a manager grows, reaching 0% on the top plan.

Maintenance work orders

A tenant's request becomes a work order offered to a vendor, with scope, quoted cost and a due date. Before-and-after photos are required, so there is a record of the job before it is paid for.

Bank reconciliation

The manager imports a CSV from the bank and a matching engine scores each line out of 100, sorted into high, medium and low confidence. High-confidence matches are confirmed in bulk, and a live bank feed is planned for later.
